First American Natural Hazard Disclosures (FANHD) is the industry leader in producing a report used in real estate transactions. The report discloses if a parcel of land is in an area where naturally occurring hazards exist such as flooding, earthquake faults or liquefaction, or if the property is in a high fire hazard area. There are also environmental man-made hazards that are included in the report; examples of such man-made hazards include the proximity of the parcel to formerly used defense sites or notice of mining operations, or leaky underground storage tanks. In addition to natural and man-made hazards, we have another state mandated disclosure included, property taxes. The tax report advises the buyer what they can expect to pay in property taxes, or, if the home is in a Mello Roos or 1915 bond district. This is important to know because the property tax is going to be even higher. A point of interest – 20% of the homes in CA are located in Mello Roos district. These hazard disclosures are required by statute in the state of California, and only in California. The same exact product is sold under two different names and logos, FANHD and JCP-LGS. JCP and LGS were acquisitions made in the early to mid-2000’s, and they were so successful, it was decided not to change the name. NHD primary clients include: •Real Estate Agents that represent the seller (The report is paid for by the Sellers) •Escrow Companies •Transaction Coordinators •REO Lenders FANHD is a division of First American Professional Real Estate Services - a subsidiary of First American Financial Corporation.
